The proposition

An industrial platform organised around throughput, infrastructure reliability and market access.

Kogi SAPZ is structured as more than a collection of agricultural sites. The operating logic connects farmer registration and production, commodity-specific aggregation, multi-tenant processing, common-user infrastructure, quality assurance, warehousing, domestic distribution and export handling.

The website presents that system in an investable format while keeping concept assumptions, controlled records and confirmed evidence distinct.

Programme and governance basis

Five-node architecture

Each node has a defined operational role.

Move between the three aggregation and primary-processing centres, the core industrial hub and the export-facing agro-air platform.

Agro-Industrial Hub and multi-tenant processing platform

Ajaokuta Agro-Industrial Hub

The 254 ha core industrial platform for six priority value-chain clusters, shared utilities, logistics and controlled industrial-support accommodation.

Site area
254 ha
Power basis
18.5 MVA indicative diversified peak load; 33 kV intake and sectionalised 11 kV ring, with 16.5 MVA initial transformer capacity at concept stage.
Water basis
4,800 m3/day average demand and 320 m3/hour peak; central treatment, zoned storage and ring distribution at concept stage.
Road basis
6.70 km indicative internal road network across primary truck, secondary service and local access classes.
Open node record

One operating route

Value is created between the sites, not only inside them.

The platform is designed as a measured sequence from farmer and tenant production through quality-controlled industrial and market systems.

Control framework

Commercial participation

Investment routes are tied to operating requirements.

Each route identifies the node, utility dependencies, delivery stage and the form of due diligence required before commitment.

All investment routes

Production and Offtake

Aggregation, Offtake and Primary Processing

Participate in farmer linkage, aggregation, storage, primary processing and contract offtake through one or more ATCs.

Route
Operating lease, service agreement, anchor-offtaker agreement, equipment finance or equipment-and-operations partnership.
Stage
Definition

Anchor Processing

Anchor Processing and Industrial Tenancy

Develop or operate crop-specific processing capacity within the Ajaokuta industrial platform.

Route
Long-term lease, development agreement, operating concession, equipment-and-operations structure or joint investment arrangement, subject to approval.
Stage
Definition

Logistics and Export

Cold Chain, Warehousing and Export Logistics

Develop and operate pre-cool, cold storage, bonded warehousing, cargo consolidation and time-sensitive dispatch capacity.

Route
Concession, operating lease, logistics joint venture, specialised tenant or managed-service structure.
Stage

Common-user infrastructure

Industrial uptime is an operating product.

Power, water, wastewater, roads, waste handling, security and digital control are presented as measurable services rather than background assets.

All five nodes

Power and Energy

Concept-level 33 kV/11 kV intake and distribution arrangements, distributed transformer nodes, embedded solar and battery support.

Engineering basis

Priority value chains

Crop clusters are linked to explicit processing and market routes.

The current schedule documents crop-cluster areas for rice, maize, cassava, sesame and cashew; livestock and poultry remain a priority route without a separately stated hectare schedule.

All value chains
123,746 ha

Cashew

123,746 ha is recorded in the current existing-cluster schedule. The route is presented as an operating and investment basis rather than a guaranteed supply commitment.

Complementary delivery base

Existing state and partner programmes strengthen the surrounding production landscape.

Rural access, value-chain infrastructure, water schemes, farmer organisation, climate information, land restoration and resilience interventions provide an adjacent delivery base that can be coordinated with SAPZ rather than duplicated without review.
